Situated in historic Itchenor, a traditional harbour village with thriving sailing community, much of the area is protected as an 'Area of Outstanding Natural Beauty'. This beautiful property is bursting with original features and surrounded by mature gardens. Butt End is a 5 minute stroll from stunning Itchenor Harbour, and is the perfect place for a relaxing stay.

  • This delightful cottage is bursting with original features and on the ground floor there is a fabulous living room with large oak beams and original fireplace with log burner. There are also French doors which open out onto a patio with garden table and chairs, perfect for soaking up the sunshine.

    The open plan kitchen/dining room is full of light and has everything you need for a home away from home; you will find a butler sink, large range cooker, Smeg fridge/freezer, coffee pod machine, dishwasher, washing machine and plenty of cooking equipment. French doors open onto the beautiful enclosed garden with decked seating area.

    Upstairs, the cottage has 2 bedrooms, 1 king room and 1 children’s bunk room (2 single beds stacked). The bunk room also has an ensuite bathroom with bath, shower and w/c.

    From the landing there is a further family bathroom with w/c, freestanding bath. On the ground floor there is also a separate W/C with baby changing table. and walk-in shower.

    In the garden you will find a detached annex with king size bed and w/c - this is most suited to the summer months but available all year round should you wish.

    The property is surrounded by mature garden and the living room, kitchen and dining area have doors which open on to the lawn and mature trees. Outside, there are two patios with garden furniture, and the garden annex features it's own bistro table and chairs to take in the morning sun. The front garden has a small fence and gate separating the driveway from the front gardens. Butt End has a large driveway with parking for 4 vehicles.

    Please note: The property features an attic room which is locked and used as an owner store. The neighbouring property owner is a bee keeper so you will hear the bees busy at work in the front part of the garden.

  • Butt End is perfectly situated just a 5 minute stroll from Itchenor Harbour, with its thriving sailing community and local pub. Much of Chichester Harbour is protected as a designated area of ‘Outstanding Natural Beauty’ and there are plenty of things to see and do, at Butt End you will be ideally located to make the most of what the area has to offer.

    The famous beaches of West Wittering, East Wittering and Bracklesham Bay, which have been voted some of the best in the UK, are less than 10 minutes drive away.

    You can get everything you need in nearby East Wittering Village with its plethora of independent shops, restaurants and cafes.

    The historic city of Chichester is just 6 miles away (15 minute drive), offering great shopping, a fabulous theatre and the wider Sussex countryside is surrounded by great restaurants and country pubs.

    Goodwood Estate is renowned for its amazing events and can be accessed in just 25 minutes by car. Butt End is the perfect place to stay if you are visiting Goodwood Revival, Festival of Speed or Glorious Goodwood horse racing events.

    Goodwood also has an amazing golf course, so great for those keen golfers!

    Historic Portsmouth is a 25 minutes drive, here you can enjoy a host of activities, whether it be shopping at Gunwharf Quays or visiting the Portsmouth Historic Dockyard. You will never be short of things to do.
